It is tempting to move straight from a good site to a design brief. But without first testing a development's financial viability — construction cost against achievable value, funding structure, and programme — clients risk investing significant design fees into a scheme that never should have proceeded, or that needs to be substantially reworked once real costs are known.
A feasibility study, prepared with quantity surveying input, gives developers, investors and lenders an early, independent read on whether a project stacks up — and on what assumptions. It is far cheaper to adjust a scheme on paper than after design and tender.
